Record turnround to deliver fashion retailer’s 10-year lease deal

Property and asset management company FI Real Estate Management (FIREM) has agreed a 10-year lease with fashion retailer Carmen Clothing on North Cheshire Trading Estate in record time.

Having chosen Unit C4, totalling 3,460 sq ft, Carmen Clothing’s primary fashion brand, Caramella will now be based from the industrial estate, chosen for its proximity to the motorway and Royal Mail depot, as well as its notable existing tenants.

Local Cheshire brand Caramella was first established in January 2017 from a kitchen table and due to rapid growth and worldwide sales, recently hired its fifth staff member.

The brand’s founder was urgently looking for a permanent base as a result. The FIREM team assisted by completing the whole process, from viewing to lease signing, within just two weeks.

We needed to move quickly and the team made it happen – within just two weeks. With our continued growth I can already see us needing to expand our premises in future.”

North Cheshire Trading Estate provides a range of trade counter, industrial and warehouse units equipped with office space.

Units range from 3,443 sq ft to 37,000 sq ft and are all clear span portal frame in construction, predominantly clad with brickwork, and are each fitted with a roller shutter door.

Ideally located just off junction three of the M53 in Birkenhead, North Cheshire Trading Estate is just a short drive away from Liverpool John Lennon airport and Birkenhead Central train station.

FIREM’s extensive UK industrial portfolio currently totals four million sq ft with a further two million sq ft of new build in the pipeline. Available spaces start from 500 sq ft to bigger units of 80,000 sq ft.
