Huge patch of Stoke-on-Trent land off the A50 is up for sale

A huge patch of land off the A50 in Stoke-on-Trent is up for sale.

Severn Trent is offloading its former depot off Uttoxeter Road, in Meir, as part of a ‘disposal programme.’

The 4.3-acre site which fronts the A50 is one of four sites across the Midlands – in Stoke-on-Trent, Stone, Sandwell and Nottinghamshire – which is being sold-off by the water and sewage business.

Property company Carter Jonas has been instructed to sell the land on behalf of the company and says it could be used for houses, employment or retail in the future.

A spokesman said: “The site has a prominent position, fronting the A50, and links to junction 15 of the M6 to the west and junction 24 of the M1 to the east. Situated within a relatively mixed-use area, it could accommodate several uses, including employment, quasi retail, and residential development.”

Severn Trent is also selling a 0.73-acre industrial site on the Walton Industrial Estate in Stone – on the corner of Beacon Road and Brooms Road – which property experts say has ‘excellent’ prospects for a range of employment uses.

The spokesman added: “The site has excellent prospects for a range of employment uses, subject to consent. Notable occupiers within the surrounding area include XPO Logistics, Royal Mail Group, Woolcool, Delice de France PLC and Schneider Electric UK.”

A further 8.5 acres of Severn Trent land in Roway Lane, Oldbury, and 5.55 acres of greenfield land in Sutton-in-Ashfield has also been put on the market.

Caroline Penn-Smith, partner in the commercial team at Carter Jonas Birmingham’s office, said: “There is a healthy demand for development land within the region and each of these sites offer excellent prospects to potential purchasers.

“Thanks to their historic use within the Severn Trent portfolio, each has the advantage of being well located and accessible, within easy reach of wider infrastructure networks and employment areas.

“The properties are likely to appeal to a wide range of investors and developers, especially given the variety of land available. We have already received interest from several different parties attracted to their prominence and connectivity.”
