Plans for new apartments in a historic part of St Austell, alterations to a popular restaurant and a new roundabout to feed a large housing development are among the latest planning applications submitted to Cornwall Council.
Every week more than 100 applications are validated by Cornwall Council and we have selected some of the more interesting proposals. All planning applications submitted to the council have to be validated and are available for inspection by the public. Anyone is also allowed to submit comments about the applications – whether in support or objection.
The majority of applications are decided by planning officers at the council under delegated powers. However, some applications will go before elected councillors who sit on planning committees. No dates have been set for when the planning applications below will be determined. They can be viewed by going to the planning portal on Cornwall Council’s website.

Search for ‘buried remains’ before 24 flats are built
Plans to build 24 apartments over four floors on the site of St Austell’s former post office have been resubmitted. If approved an archaeological study will have to be carried out as there is the likelihood of “surviving buried remains” on the site.
A previous application to demolish the Royal Mail post office and sorting office on High Cross Street was approved in February 2023. The new plans bring the scheme in line with current policy and address some of the previous concerns.
The site is within the St Austell Conservation Area and is within the medieval core of the town. It is surrounded by Grade II buildings, including the Grade I Holy Trinity Church which is 200 metres from the site and the Grade II* Market House. It is proposed that a reddish-washed brick would be primarily used for the apartment building.

Alterations to popular restaurant and pub
Listed building consent is being sought for internal alterations and refurbishment of the ground floor of The Sharksfin restaurant and pub on The Quay in Mevagissey.
Among the changes is a new opening through the kitchen wall near the entrance lobby intended to allow customers to view the kitchen. The existing lobby from the main entrance would be removed and a new internal, larger lobby would be added.
The existing bar counter would be removed and a new bar placed in a new position. There would also be a full refurbishment of the ladies, gents and accessible toilets.

Roundabout to provide main access for 800 homes
Cornwall Council has been asked for pre-application advice for a proposed roundabout on the Newquay Strategic Route (NSR) to provide the main vehicular access to a development of up to 800 houses, which was granted outline planning permission in 2018.
The proposed development involves the construction of a new junction on the NSR on land south of Chapel Stream and west of Gusti Vean, Trencreek Lane at Trencreek, Newquay.
The scheme, by Hautot Developments Ltd, would also include commercial space and a convenience store.
