Ex-Tenby Royal Mail depot set to become 34 new homes

Described as a “prime residential development opportunity,” the freehold site covers about 0.31 acres. It is located near the junction of Warren Street and South Parade, just 0.2 miles from Tenby High Street, with Tenby North Beach and Tenby Harbour around 0.6 miles away, according to the listing.

Currently, the site consists of a single-storey Post Office building at the southern edge, while the central and northern parts of the plot are taken up by a larger mail delivery depot and associated offices. Combined, the current buildings are said to have a total floor area of about 14,566 square feet. Access for vehicles is available on Warren Street at the south boundary and South Parade on the eastern boundary.

According to the proposal, one of the blocks would be a four-storey building fronting onto Warren Street and South Parade. This is set to include commercial premises at ground level and residential accommodation above. The rear of the plot is earmarked for a two-storey mews building, which is also intended for residential use.

The development will deliver a mix of property sizes. Planned homes are expected to break down as 23 one-bedroom apartments and 11 two-bedroom apartments. Four of the total units are designated as affordable homes.

Several conditions apply to the development, as set out in the planning consent. The listing sets out that “The development’s private units will be restricted, with 23no. Units restricted to Class C3 only, and 7 no. Flexible units i.e. Classes C3, C5 and C6.”

There is provision for ten on-site car parking spaces. Additional facilities at the site will include a cycle storage area and an amenity terrace for residents. The total commercial space proposed on the ground floor amounts to 110 square metres.

The premises sit in a prominent position opposite the junction with White Lion Street and South Parade.

The beaches and harbour are located about 0.6 miles away, accessed via White Lion Street, according to the listing description.

The application for planning is subject to a Section 106 agreement. The scheme is described as a “consented prime residential development opportunity” by the listing.

This opportunity brings a prominent and centrally located property in Tenby to the market, with planning permission for redevelopment into a residential-led scheme.
