New housing estate planned alongside huge logistics warehouses

A new 60-home estate is set to be built by the A6 next to the Logisitics North employment park.

Stonebond Properties said they plan to build the new estate on undeveloped land at Salford Road, Cutacre, close to Little Hulton.

The site is on the border of the boroughs of Bolton and Salford.

The area is bounded by a new residential development to the east and industrial units at Logistics North on the west and south.

In a design and access report published in support of the plans, Stonebond, said: “The proposals present an opportunity to create a development which incorporates the natural landscape setting for quality, family homes.

“Adjacent operators include large industrial and warehouse facilities such as the Amazon fulfilment centre and Howorth Air Technology, whose secure yard and buildings back onto the site’s western and southern boundaries.

“These uses are separated from the site by perimeter landscaping and fencing.”

The document said the layout would be a primary street with a series of private drives.

The 60 homes would be a a mix of detached, semi-detached and mews style properties with two, three or four bedrooms.

The current use of the land is described as ‘rough grass that is heavily grazed’.

If approved the landscaping scheme at the development would plant 17 large trees, 20 native trees, 35 medium trees and 12 small trees along with 946m2 wildflower meadow and 500m2 of shrub planting.

The statement concluded that the development ‘will provide an attractive area to live with high quality designed homes’ and that the scheme ‘will contribute positively to and enhance the immediate surrounding area’.

A decision on the plans will be made in the coming weeks.
