Godwin Developments has acquired a 1.3-acre site within the Trinity Quarter intervention area for an undisclosed sum.
The site is located at the junction of Lower Bridgeman Street and Manchester Road, 200 metres from Bolton railway station and close to the University of Bolton, along with the community and sixth form colleges.
Stuart Pratt, group development director for Godwin, which has in recent months announced residential-led schemes comprising more than 2,000 dwellings, said: “The Bolton masterplan presents impressive opportunities for investment and property development in this fast-growing town.
“Our aim is to work closely with all local stakeholders, particularly Bolton Council and the wider community, to deliver a scheme that will enhance and support the considerable regeneration planned for this area.”
Lamb & Swift acted as land agent, with Squire Patton Boggs providing legal advice. The sale was conducted through PSP Bolton, a public-private partnership between Bolton Council and Public Sector Plc.

“Godwin was chosen as the preferred bidder and has been refreshingly consistent and clear in its offer and vision for the site. It is in an excellent location and the scheme will dovetail exceptionally well with the town centre regeneration plan.”
Birmingham-headquartered Godwin has other schemes in locations such as Derby, Sheffield, Stafford, Milton Keynes, Doncaster and Nottingham, where it last month acquired a former Royal Mail site for a mixed-use scheme including PRS units.
Bolton’s town centre masterplan was approved in 2017, with the Trinity Quarter one of five areas earmarked for improvement.
