Mountpark Logistics has announced funding for a further 735,000 sq ft of speculative warehouse development at Omega South in Warrington.
The development has started on site and is the second phase of Mountpark Warrington Omega at a gateway site to Omega South, and will be made up of three logistics centres of 307,000 sq ft, 203,000 sq ft and 225,000 sq ft.
Each building will include rooftop solar panels which will meet around 50% of the facility’s regulated energy. The first two units are due to complete in January 2021. The overall investment value is undisclosed.
The first phase of Mountpark Warrington Omega totals 760,000 sq ft and completed in March 2019, with 350,000 sq ft let to Royal Mail for a parcel hub, and 140,000 sq ft let to The Delivery Group for a specialist mail hub.
Omega South is part of the 575-acre mixed-use Omega scheme at Junction 8 of the M62, north of Warrington. Omega is being developed by a partnership between Homes England, which owns the land, and Omega Warrington Ltd, known as OWL, a joint venture between Miller Developments and KUC Properties.
Occupiers include Royal Mail, Brakes, Hermes, Travis Perkins, ASDA, The Hut Group, Dominos, Amazon and Plastic Omnium.
Tom Kilmister, development director of Mountpark UK & Ireland, said: “This investment allows us to deliver speculative logistics space in a region where there is a shortage of Grade A stock, as well as giving us an opportunity to expand one of the core assets within our portfolio.”
McLaren Construction is the main contractor. CBRE and JLL are the letting agents.
