Reef plots redevelopment of former Royal Mail, Parcelforce depot

Reef and Partners has submitted proposals for its mixed-use redevelopment of the former Royal Mail and Parcelforce Worldwide site in King’s Cross, N1, having bought the site with GIC earlier this year for £100m.

The redevelopment of the 3.8-acre Royal College Place would see the existing buildings demolished and replaced with five new buildings, two for residential and three mixed-use buildings, of up to 14 storeys.

This would provide up to 635,000 sq ft of space for life sciences and around 125 flats.

A successful application would open the way for Reef to expand its development pipeline in the area, where it is already working on Tribeca, a 830,000 sq ft mixed-use development comprised of labs, retail, restaurants and 69 flats.

DP9 is advising on planning.
