This pub in a ‘popular getaway’ Kent seaside town needs long-term tenants to run it

If you have dreamed of running a pub and living in a seaside town in Kent with a cool and creative vibe, this could be your opportunity.

Being at the helm of a pub might be a New Year’s Resolution for you, so this gem could be your chance for a new life in 2025 and this coastal town is becoming an increasingly popular getaway destination.

Punch Taverns is looking for an operator for one of its pubs – and it “loves working with “experienced entrepreneurs”.

And for those interested in taking on The Mulberry Tree in Margate, there is accommodation with four bedrooms, a kitchen and lounge, which will be in “good condition”.

Punch said it was a “great opportunity” to relocate to the coast. If you like the idea of organising outdoor summer community events, there is plenty of space in the beer garden to bring people together.

If you move to Margate, you can expect golden sands, great restaurants and a beach which is part of 19 miles of spectacular Kentish coastline.

There are new bars, cafes and places to eat, along with more holiday homes, Airbnbs and an overall sprucing up of the place. It has the Turner Contemporary, which more than rivals London’s culture offerings. It has the latest art exhibitions, tours and activities, and a café overlooking the harbour.

You’ll find a promenade and boardwalks, a superb tidal bathing pool, along with a children’s play area with traditional swing boats. The beach has a café, a traditional seafood stall and amusement arcades nearby.

The Mulberry Tree is in Dane Road in Cliftonville and is a large building painted pale grey with lots of windows and a large, double red entrance door.

On Tripadvisor, a review from November this year says: “Everything was great, the atmosphere was friendly and relaxed. The food was great, real traditional Sunday roast, served on warmed plates.”

“The staff were very friendly and happy to accommodate dietary requirements. We will definitely be returning.”

‘Lovely community value pub’

Punch Taverns said this about the pub: “The Mulberry Tree is a lovely community value pub in the heart of residential Margate on the Kentish coast.”

“The pub is a popular place for sports teams to meet and socialise. The spacious and relaxed beer garden presents the opportunity to host outdoor events to attract locals and visitors to Margate during the summer months.”

“It is an open plan trading operation, with a U-shaped main bar area providing a great space where all the community can gather.”

“The walls are adorned with trophies won by successful darts and pool teams over the years. The games area fits naturally on one side of the bar area, with the other side potentially suitable for a food offer, given the presence of a catering kitchen in the pub.

‘Potential for summer community events’

“Outside, the large beer garden with a dedicated play area offers plenty of potential for summer community events. There’s a smoking solution and parking for eight vehicles.”

It’s on a prominent corner plot in the residential heart of Margate and a “true community pub” with a lot of houses around. It has a strong potential “customer base of local drinkers on its doorstep”, said Punch.

“Margate is becoming a popular get away destination for the weekend and is also known for attracting creatives for its arts scene,” it said.

Punch said its ideal operator would be “locally-minded” who wants to run a community pub with a sports team and who wants to move to the coast. It said some experience of the food market would be good, but it was not essential.
