Atlantic Hotel potentially to become a drive through bakery

A new drive-thru bakery could replace a prominent Redan pub after the property has come back on the market with approved council permits. The former Atlantic Hotel on the corner of Skipton and Bell streets has had its planning application, which was submitted by iPlanning Services Pty Ltd in 2018, approved by the City of Ballarat which allows a food premises and onsite bakery, as well as a children’s play room. When the cafe was proposed in 2018 it was to be 288 square metres, located in the former hotel’s existing rooms, while the former BottleMart drive-thru bottle shop was to be utilised for bakery sales. Drive-thru access was also to be provided from Bell Street and flow out onto Skipton Street. Colliers International Ballarat property manager Charles Kennedy says the property is still being marketed towards a drive-thru bakery and cafe now that it is back on the market. “We’re marketing the property as a permitted drive-thru business,” he said. “(A cafe and bakery) would be the highest and best use of the property given what the permits do allow.” Mr Kennedy said the property stands out due to its sheer size and prime corner location. “It’s a unique property because it’s so large, it’s bigger than just a cafe and bigger than just a bakery. It’s very versatile in that sense.” While the property has only just come back onto the market, Mr Kennedy says he has already been in discussion with potential tenants. “We’ve been talking to a chain of cafes – one of the clients we’re talking to is a national company – that are not in Ballarat but are looking for sites in Ballarat.” When the original planning application was submitted in 2018, the site was flagged to become a potential home for Benson’s Bakery and Cafe. The Atlantic Hotel closed in 2015, with other Skipton Street outfit the Globe Hotel also folding in the same year. The nearby Royal Mail Hotel in Sebastopol closed in July, 2018.
